Bunun yan\u0131nda belirsizlik, insanlar\u0131n gelece\u011fe y\u00f6nelik yat\u0131r\u0131m yapmas\u0131n\u0131 da engelliyordu. B\u00f6yle bir ortamda konut kredi faizlerinin 0.69\u2019lara kadar d\u00fc\u015f\u00fcr\u00fclmesi, konuta ciddi talep getirirken fiyatlar\u0131n da y\u00fckselmesine neden oldu. T\u00fcrkiye \u0130statistik Kurumu, 14 Temmuz 2020 g\u00fcn\u00fc konut sat\u0131\u015f istatistiklerini a\u00e7\u0131klad\u0131. S\u00f6z konusu b\u00fcltene bakt\u0131\u011f\u0131m\u0131zda uygulanan politikalar\u0131n piyasalara etkisini a\u00e7\u0131k\u00e7a g\u00f6r\u00fcyoruz.<\/span><br><span class=\"large\"><\/span><br><span class=\"large\"> B\u00fcltene g\u00f6re 2020 y\u0131l\u0131 haziran ay\u0131nda konut sat\u0131\u015flar\u0131 190 bin 12 (2019 y\u0131l\u0131n\u0131n ayn\u0131 ay\u0131nda 61 bin 355, 2018 y\u0131l\u0131 haziran ay\u0131nda da 119 bin 413 sat\u0131\u015f olmu\u015ftu). Verileri kar\u015f\u0131la\u015ft\u0131rd\u0131\u011f\u0131m\u0131zda 2018 y\u0131l\u0131n\u0131n neredeyse iki kat\u0131, 2019 y\u0131l\u0131n\u0131n ise \u00fc\u00e7 kat\u0131ndan fazla bir ayl\u0131k sat\u0131\u015f rakam\u0131yla kar\u015f\u0131la\u015f\u0131yoruz. Bu kadar b\u00fcy\u00fck oynakl\u0131\u011f\u0131n konut fiyatlar\u0131n\u0131 etkilememesi d\u00fc\u015f\u00fcn\u00fclemez. <\/span><br><span class=\"large\"><\/span><br><span class=\"large\"> <strong>\u0130POTEKL\u0130 SATI\u015eLAR ARTTI<\/strong><\/span><br><span class=\"large\"><\/span><br><span class=\"large\"> Sat\u0131\u015f \u015fekillerine g\u00f6re toplam sat\u0131\u015f verilerine bakt\u0131\u011f\u0131m\u0131zda ipotekli sat\u0131\u015flarda patlama oldu\u011funu g\u00f6r\u00fcyoruz. Bu durum d\u00fc\u015f\u00fck kredi faizleri ve konut kredi taleplerinin kar\u015f\u0131lanmas\u0131yla a\u00e7\u0131klanabilir. 2020 y\u0131l\u0131 haziran ay\u0131nda, 2019 y\u0131l\u0131 haziran ay\u0131na g\u00f6re ipotekli konut sat\u0131\u015flar\u0131 y\u00fczde 1286.9 artt\u0131. Ocak-haziran d\u00f6nemi i\u00e7in kar\u015f\u0131la\u015ft\u0131rma yapt\u0131\u011f\u0131m\u0131zda y\u00fczde 221.4 oran\u0131nda art\u0131\u015f ger\u00e7ekle\u015fti. Bu durumda pandemi nedeniyle bir\u00e7ok sekt\u00f6r ciro sorunu ya\u015farken in\u015faat sekt\u00f6r\u00fc ciddi bir atak yapm\u0131\u015f g\u00f6r\u00fcn\u00fcyor.<\/span><br><span class=\"large\"><\/span><br><span class=\"large\"> Toplam sat\u0131\u015flara bakt\u0131\u011f\u0131m\u0131zda Haziran 2020\u2019de, 2019 y\u0131l\u0131n\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 209.7 art\u0131\u015f s\u00f6z konusu. Ocak-haziran d\u00f6nemi kar\u015f\u0131la\u015ft\u0131rmas\u0131 yapt\u0131\u011f\u0131m\u0131zda ise art\u0131\u015f oran\u0131 sadece y\u00fczde 23.5 olarak g\u00f6r\u00fcn\u00fcyor.<\/span><br><span class=\"large\"><\/span><br><span class=\"large\"> Haziran ay\u0131nda ipotekli sat\u0131\u015flardaki \u00f6nemli s\u0131\u00e7ramay\u0131 daha iyi anlamak i\u00e7in adet baz\u0131nda sat\u0131\u015flara bakal\u0131m. \u0130lk el ipotekli sat\u0131\u015flar 2019 y\u0131l\u0131 ocak-haziran d\u00f6neminde toplam 32 bin 821 iken, 2020 y\u0131l\u0131n\u0131n sadece haziran ay\u0131nda 32 bin 412 olarak ger\u00e7ekle\u015fti. \u0130kinci el ipotekli sat\u0131\u015flar 2019 y\u0131l\u0131 ocak-haziran d\u00f6neminde toplam 50 bin 64 iken, 2020 y\u0131l\u0131n\u0131n sadece haziran ay\u0131nda 69 bin 92 sat\u0131\u015f yap\u0131ld\u0131. Kald\u0131 ki, bu durumun konut sekt\u00f6r\u00fcne sa\u011flad\u0131\u011f\u0131 hareketlilik ile birlikte ipotekli olmayan ilk el sat\u0131\u015flarda ayl\u0131k bazda y\u00fczde 26.2, ikinci el sat\u0131\u015flarda ayl\u0131k bazda y\u00fczde 87.3 art\u0131\u015f ger\u00e7ekle\u015fmi\u015f olsa da ocak-haziran d\u00f6nemi 2019\/2020 kar\u015f\u0131la\u015ft\u0131rmas\u0131nda ipotekli olmayan hem ilk el hem de ikinci el sat\u0131\u015flar 2019 y\u0131l\u0131n\u0131n h\u00e2l\u00e2 alt\u0131nda. <\/span><br><span class=\"large\"><\/span><br><span class=\"large\"> <strong>SIRADA H\u0130ZMET VE ULA\u015eIM VAR<\/strong><\/span><br><span class=\"large\"><\/span><br><span class=\"large\"> Sonu\u00e7 olarak; al\u0131nan tedbirler olmasayd\u0131 konut sekt\u00f6r\u00fcnde h\u00e2l\u00e2 2019 y\u0131l\u0131n\u0131n alt\u0131nda bir konut sat\u0131\u015f\u0131 g\u00f6rme ihtimali y\u00fcksekti. Ancak al\u0131nan tedbirlerle ciddi bir ivme kazand\u0131r\u0131lmakla beraber canlanman\u0131n konut fiyatlar\u0131nda \u00f6nemli bir y\u00fckseli\u015fi de beraberinde getirebilece\u011fi unutulmamal\u0131. Bu konuda s\u0131k\u0131 denetimler yap\u0131lmal\u0131.<\/span><br><span class=\"large\"><\/span><br><span class=\"large\"> Konut alanlar uygun kredi f\u0131rsatlar\u0131ndan yararland\u0131lar. Ancak al\u0131nan konut i\u00e7in kullan\u0131lan kredilerin taksitlerinin \u00f6denebilmesi i\u00e7in ekonominin de sa\u011fl\u0131kl\u0131 olmas\u0131 gerekir.
